Ultimately yes, laneway homes increase property value. However, no one can really know how much. The laneway program in Toronto is so new that too few have been built and sold to get a good idea of what the market is willing to bear for such a property.

However, we can look to Vancouver to track sales before and after laneway construction. This is something we are currently doing to provide a better idea of property value increase here in Toronto. Regardless, having an income opportunity for your property is certainly an asset.
